Nobody in UK secured lending is putting real people on camera. That is Morrow's opening.

We looked at 20+ brokers and lenders across bridging, remortgage and second charge: their Meta ads, landing pages, lead forms, video and organic content. The category runs on anonymous UGC actors, voiceover calculators and long quiz funnels. Morrow's own UGC ad already beats its static by about 18% on CPL. The shoot should push that further, and a few funnel and compliance gaps need closing first.

The brief

Where Morrow sits. Morrow is a whole-of-market broker (trading name of 21Finance Ltd, part of the Kuflink Group) selling mortgages, bridging, secured loans and protection to consumers. Its site is clean but generic: "Enquire today" on every product, a 3-question calculator, weekday-only phone hours, no reviews and no speed promises. Its Meta account runs Instant Form lead ads, and the UGC creative is the clear winner.

Who it is up against. The real Meta competition is not the big names. Mojo, Habito, L&C, Loans Warehouse, Clifton and Together barely show up in paid social. The Meta feed is owned by lead-gen operators: Andrew Jensen / MortgageSavingsExpert (275 ads, 57 live), KIS Loans (760 ads, 41 live) and RemortgageSaver (587 ads, 36 live) in remortgage and secured lending, and a crowd of small brokers in bridging. The big brands win on search with review volume (4.5 to 4.9 on Trustpilot, up to 18,528 reviews) and slick funnels.

What is working. One template dominates: a phone-shot homeowner asks a worried question ("My fixed rate ends next month... got credit cards on top, what do I do?"), finds a free 30-second check, gets one lower payment, with "no credit score impact". Andrew Jensen has run versions of it for over a year and is now scaling a worked-numbers version (£1,303 a month down to about £800).

Where the whitespace is. (1) A real, named, FCA-regulated adviser answering real customer questions, which nobody does. (2) Consumer bridging scenarios on Meta, served only by small brokers. (3) Second charge framed as "keep your cheap fix", which directly counters the flood of "your fix is ending" ads. (4) Honest, Consumer Duty-proof advice ("when consolidating is not right"), which the FCA's March 2026 review all but invites.

The threat. Competitor funnels qualify far harder than Morrow's before the phone rings (deal end date, property value, mortgage balance, credit band, even SMS verification). Morrow's cheap leads are likely less qualified. The shoot should pair new creative with a smarter Instant Form, or the extra volume will not convert.

Fix before filming

These showed up on Morrow's own pages during the audit. The first three are compliance risks and should go to Morrow's compliance lead before any new creative drives traffic.

Compliance
Second charge and homeowner loan pages show "from 5.89%" with no APRC

MCOB 3A.5.1R requires a representative example with the APRC at least as prominent as any rate shown. Every competitor shows one (Loan.co.uk 10.42%, KIS 9.595%, Central Trust 13.1%, Evolution 21.82%). Morrow's pages say "Excludes fees" and nothing else.

Compliance
Debt consolidation is sold without the standard risk lines

Pages promise to "potentially lower your interest costs" but carry no "think carefully before securing other debts against your home" and no "may extend the term and increase the total repaid" warning. All six second charge competitors use both. The FCA's 12 Mar 2026 review criticised exactly this: "focusing on payment reductions without explaining total cost increases".

Compliance
Remortgage page advertises "rates from 3.96%", last updated 21/05/2026

Average 2-year fixes are now about 5.69% (Mojo data on Uswitch, 28 Sep). A stale headline rate is a financial promotion risk. Update or remove before ads point there.

Framing
Bridging "from 6.6%" is quoted yearly while the whole market quotes monthly

6.6% a year is 0.55% a month, exactly what UK Property Finance and bridgingloans.co.uk headline. Morrow looks more expensive than it is. The page also shows a monthly repayment table while the small print says interest is rolled up. Pick one story.

Parent brand 21Finance has 4.5 from 14 reviews. Competitors lead with review counts: Loan.co.uk 3,226, Loans Warehouse 1,040, Mojo 10,560, Habito 10,959, L&C 18,528, Clifton 374. Start an automated review invite after every completion now, so there is a number to show by November.

UK Property Finance is "open 7 days till late" and "usually responds within minutes". KIS is 8am to 10pm, 7 days. Clifton adds WhatsApp and live chat. Meta leads arrive evenings and weekends. At minimum, add a WhatsApp option and an evening callback slot, and say so in the ads.

The pattern

Hooks that last

  • The fixed rate ending is the trigger ("Did you last fix in 2021?"). The 2021 five-year cohort is maturing now.
  • A confused homeowner's question, never a broker pitch.
  • Reframe the pain: "What's costing you more, your mortgage or everything around it?"
  • The bank-loyalty mistake: signing the product transfer letter without looking.
  • Worked pound figures, now being scaled.

Formats and offers

  • Phone-shot UGC selfies and two-person skits, 40 to 60s. Longer than you would expect.
  • Motion-graphic calculator demos with no voice.
  • "Free 30-second check", "no credit score impact", "no obligation" in almost every ad.
  • Every competitor sends traffic to a landing page or quiz. Morrow's Instant Form is unusual here, and it is probably part of why its CPL is low.
  • Risk warnings sit in the primary text, not behind "see more", in line with FCA FG24/1.

A note on bridging: Foreplay indexes no UK consumer bridging lead ads, but the Meta Ad Library shows about 59 active "bridging loan" ads, almost all from small brokers (British Bridging Direct, Tapton, Boxx, justbridging). None of the big bridging brokers appeared in text searches, so on Meta the space is served but not owned.

Keep the Instant Form (it is working), but add 3 or 4 one-tap multiple-choice questions so every lead arrives with timing and equity. Use "Higher intent" form type and test against the current form for two weeks before switching fully.

Borrow for the website

  • Replace "Enquire today" with a specific promise: "Check your new rate in 60 seconds" or "See what you could borrow".
  • KIS model: show an indicative range before asking for contact details.

Borrow for speed to lead

  • Call within 5 minutes during hours. UKPF sells "we usually respond within minutes".
  • WhatsApp as a second channel (Clifton), plus evening callback slots.
  • Consider SMS verification on web forms (RemortgageSaver) to cut fake numbers.
  • Publish the fee structure (Norton publishes "up to 12.5%, capped at £4,950"). After the FCA review, transparency is itself a selling point.

Every script needs compliance sign-off before filming. Under FCA FG24/1, a UGC creator saying something on Morrow's behalf is Morrow's financial promotion, and warnings cannot sit behind "see more".

Organic content plan

Competitor organic content is thin. The biggest YouTube channels here have under 2,000 subscribers and mostly target first-time buyers. A consistent adviser face can own this cheaply.

Series worth starting

  • Ask a Morrow adviser: one real question, one straight answer, weekly. Cut from the S2 shoot.
  • Rate day: a same-day reaction to every Bank of England decision (next is 5 Nov).
  • Myth or fact: "Bridging is only for developers", "My bank's offer is the best I'll get", "Bad credit means no".
  • Case files: "£X for Y, done in Z days", with client consent (Clifton's format, 69k views on one video).
